Cotswold Sleeps is a small, family run business, which means we are able to work with each owner or guest to support them personally, and our aim is to never make you wait. In this age of instant gratification, why should this not apply to holiday rental properties, or any of the services and luxuries surrounding those precious holidays. Most of our holiday homes are based on Lower Mill Estate, which offers a unique, Cotswolds family holiday experience to suit all ages, set within the stunning Area of Outstanding Natural Beauty that is the Cotswold Water Park. Whether you are looking for a summer get away with the family, a relaxing Christmas holiday for two in front of a log fire, or an Easter staycation to enjoy with friends, The Cotswolds are one of the top UK holidaying destinations, and a fabulous way to escape the hustle and bustle of every day life.

The houses are all lakeside and well equipped to offer a finely tuned balance of complete relaxation and outdoor adventure.  Lower Mill Estate is perfectly located just 90 minutes from London, set in 450 acres of nature reserve comprising 8 lakes, 2 rivers and miles and miles of walking, running and cycling along private woodlands and footpaths, all amongst beautiful wildflower meadows and fields. There is also a state-of-the-art on-site Spa (with heated indoor and outdoor pools, steam room, sauna, gym and treatment rooms) which is open to residents only, two tennis courts and children’s play areas. The Spa even has a lily-filtered eco-pool!

The on-site ActivityHub can help with water/cycling equipment hire, instruction and local information. They will deliver equipment straight to your door before you even arrive on site for your holiday. Lakeside wildlife includes over-wintering wildfowl, otters, owls, bats, water voles, deer and the first European beavers to be introduced into England.

The Cotswolds are often referred to as “The honeyed stone heart of England”, and to name a few, Cirencester, Bibury, Cheltenham, Burford, and Bourton-on-the-Water are all well worth visiting and all within an hours drive.

Suus Landy

My name is Suus and I live in the heart of the Cotswolds, the beautiful Cotswold Water Park. Managing Cotswold Sleeps has allowed me to leverage years of experience in sales, project management and property development. I pride myself on service, approachability, accountability and attention to detail. Having lived in and around the Cotswolds for more than 20 years I know the area pretty well, and have a fab group of tradesmen on my books. Most importantly, being supported locally by a wonderful network of friends and family has allowed me to live and breathe Cotswold Sleeps for the past 5 years. I was born in Holland and moved to the UK when I was 12. Following 5 years in Asia, my husband, 2 children and I now live just around the corner from Lower Mill Estate.

I am supported by my wonderful team of local guest services managers, who make sure everything is just so before guests arrive to a property. Where would I be without them.

April 2023 - We have just returned from our 5th stay in Beaverbrook; both the house and the estate continues to be such a special & wonderful place to stay. We really do love it there. This time, our group booked a Katakanu and found a different lake to boat around. We also treated ourselves to Saturday night dinner from the delicious Pizza Shack, and finished off the weekend with a fabulous breakfast from Balihoos, which was a fine end to a lovely break. We will definitely be back next year for a 6th occasion, and continue to add to the many happy memories we have already made here.Special Thanks to Suus at Cotswolds Sleeps who always makes booking this trip so easy – I simply can’t imagine a more delightful person to do deal with!June 2021 - We have just come back from another splendid weekend in Beaverbrook on the Lower Mill estate. This is our third stay there, and we were delighted, as ever.The house is beautifully furnished, with plenty of space and rooms if you are staying in a group. (However, because of Covid-restrictions, we were unable to do so on this occasion). The estate is just glorious, and we really enjoyed taking a leisurely walk around the lake, after spending the mornings in the swimming pool. We finished our walks with a drink at Balihoos - a perfect way to spend a weekend break!It really is such a wonderful place to stay, and I would thoroughly recommend it to anyone wanting a laidback break with friends and family in beautiful surroundings.Special Thanks to Suus at Cotswold Sleeps, for all her help.

Another fabulous stay on Lower Mill Estate with Cotswold Sleeps. Dunnock House was a fantastic base for our time on the estate - beautifully presented, very well maintained and everything we could have hoped for for our three generation group of six. The flexible living space downstairs was a particular positive feature. Hoping to be back again next year!

Would highly recommend Cotswold Sleeps - Suus always seems available to answer any questions and works with great efficiency, providing excellent information on your stay.We stayed at Lagoon Villa which was perfect for our week's break with friends and family. The villa is situated in a gated area and enjoys lovely uninterrupted views across the water.Everyone thoroughly enjoyed our stay there and we will be using Suus and her team at Cotswold Sleeps again.

A great house for ten on the Lower Mill Estate with access to the Estate’s pools and water sports. Also very convenient for Cotswolds Water Park.

Booked Sorrel House for a week for half term, 7 adults and 1 child, plus 2 dogs, and we all had a great time. House was lovely, well equipped and had everything we needed, including tennis racquets and balls so we could use the tennis courts on site! The pool was a huge hit with our 10 year old, as was the 5 a side football pitch. We ate at Ballyhoo 1 evening and everyone enjoyed the food. We also ate at the Potting Shed in Crudwell (highly recommend) and we walked to the Bakers Arms in Somerford Keynes, which was also lovely. Lovely walks around the area for the dogs too. Suus at Cotswolds sleeps was very helpful and the whole process, from booking to check out was a breeze. We would highly recommend Cotswolds Sleeps and Sorrel house, thank you all for a great break!

Thank you for a wonderful stay. Sorrel House was a great place in a beautiful setting for our family get together for a 50th Birthday celebration. The accommodation was very clean and the Welcome pack was a lovely touch. Hope to return again soon.

We had a lovely stay with friends at the lower mill Estate at one of the Cotswold Sleeps houses. The house was lovely, very clean and well presented. Suuz went out of her way to reply quickly to any queries and ensure the smooth running of our booking.

A lovely place to stay with a group of friends. Plenty to do if you want it and a beautiful place to just relax. Suus, answered any questions very quickly and the spa was a lovely bonus.
