Cotswold Sleeps is a small, family run business, which means we are able to work with each owner or guest to support them personally, and our aim is to never make you wait. Most of our holiday homes are based on Lower Mill Estate, which offers a unique, Cotswolds family holiday experience to suit all ages, set within the stunning Area of Outstanding Natural Beauty that is the Cotswold Water Park. Whether you are looking for a summer get away with the family, a relaxing Christmas holiday for two in front of a log fire, or an Easter staycation to enjoy with friends, The Cotswolds are one of the top UK holidaying destinations, and a fabulous way to escape the hustle and bustle of every day life.

The houses are all lakeside and well equipped to offer a finely tuned balance of complete relaxation and outdoor adventure.  Lower Mill Estate is perfectly located just 90 minutes from London, set in 450 acres of nature reserve comprising 8 lakes, 2 rivers and miles and miles of walking, running and cycling along private woodlands and footpaths, all amongst beautiful wildflower meadows and fields. There is also a state-of-the-art on-site Spa (with heated indoor and outdoor pools, steam room, sauna, gym and treatment rooms) which is open to residents only, two tennis courts and children’s play areas. The Spa even has a lily-filtered eco-pool!

The on-site ActivityHub can help with water/cycling equipment hire, instruction and local information. They will deliver equipment straight to your door before you even arrive on site for your holiday. Lakeside wildlife includes over-wintering wildfowl, otters, owls, bats, water voles, deer and the first European beavers to be introduced into England.

Suus Landy

My name is Suus and I live in the heart of the Cotswolds, the beautiful Cotswold Water Park. Managing Cotswold Sleeps has allowed me to leverage years of experience in sales, project management and property development. I pride myself on service, approachability, accountability and attention to detail. Having lived in and around the Cotswolds for more than 20 years I know the area pretty well, and have a fab group of tradesmen on my books. Most importantly, being supported locally by a wonderful network of friends and family has allowed me to live and breathe Cotswold Sleeps for the past 5 years. I was born in Holland and moved to the UK when I was 12. Following 5 years in Asia, my husband, 2 children and I now live just around the corner from Lower Mill Estate.

I am supported by my wonderful team of local guest services managers, who make sure everything is just so before guests arrive to a property. Where would I be without them.

We visited with 4 generations celebrating a milestone birthday. The house was very well equipped, comfortable, clean and warm. The children's toys were particularly appreciated. There's loads to do on the estate, although it was difficult to tear the youngest members of the group away from the spa pool (just round the corner), playground and soft play.We went for a long weekend but it should have been (at least) a week - the grandchildren assure us that we'll be going back!

We spent a very happy week in Sorrell House on the Lower Mill Estate. The house itself was perfect for us. Very clean and comfortable. The kitchen was particularly well equipped which was a bonus. The view from the upper lounge over the Mere was very pretty. The facilities on the Lower Mill estate were also great. We particularly enjoyed a swim each day in the spa area and a dip in to outdoor eco pool which was very chilly indeed !

We stayed at Dunnock house for the August bank holiday this year. The house is absolutely stunning, the photos don't do it justice! It's very spacious with four big bedrooms, three of which are ensuite. Suus made us very welcome and provided milk, bread, local honey and lots of other lovely bits for our arrival. The kitchen was extremely well equipped, with coffee machine & milk frother and everything we needed to cook our dinner every night. The lower Mill estate itself is beautiful, there's lots of activities to do and pools to take the little ones swimming. We loved our stay and would definitely recommend Cotswold sleeps to anyone.

So glad I booked through Cotswolds Sleeps. From booking, through checking a safe arrival to asking for, and responding to feedback after our holiday Suus made us feel like friends whilst maintaining the professionalism you would expect. Cotswold Sleeps - book with them - I know we will be, time and again! We’ve just returned from an incredible break at Lagoon Villa, one of the luxury holiday homes managed by Suus and her team. Everything about our break was perfect.The house speaks for itself (it’s gorgeous!), but the attention to detail from Cotswold Sleeps sets this place apart. The house was immaculately clean, the linen and towels were luxurious and the small touches like a loaf of fresh bread and butter just instantly made us feel at home. Suus was available throughout our stay for anything and everything and really went out of her way to make our trip one to remember. She excels.Lagoon Villa is set within an exclusive, gated area of the Lower Mill Estate and access to a private pool/gym/sauna for just nine properties, frankly, left us feeling like celebrities! The estates private spa and wellness area was equally beautiful - the treatments were excellent value and both the indoor and outdoor pool were fabulous. We enjoyed evening refreshments at The Ballihoo (onsite bar/restaurant) and made full use of the natural lagoons for paddle-boarding and kayaking. The whole estate is truly beautiful and somewhere we now feel very lucky to have stayed.We’d have no hesitation recommending Suus, Cotswold Sleeps and indeed Lagoon Villa to anyone travelling to The Cotswolds. We intend to be back and would, in fact, encourage anyone interested in staying here to book!Thanks to all involved.

We stayed over half term in Serenity. We loved it !! Parents and 4 adult children. Loads to do on site - we loved the pool at the Nines. Local area fab to explore. The house was so spacious, extremely clean on arrival and had everything we needed. Had looked at lots of properties on the estate but Suus def gets the best reviews and I can see why. We had 2 issues during our stay, completely unavoidable, emailed and had a reply each time in under 10minutes, handy man and/or Suus visited within the hour. All sorted. Fantastic service. Thank you for a great break. We will def revisit.

What an amazing property! Plenty of space inside and out, with a fully enclosed decking so adults could relax despite having three pre-schoolers with us! There were lots of toys for the children including a massive box of lego, and plenty of board games too. The swimming pool was bigger than expected and always warm. It was great to be able to book an hour slot for our family's private use each day. The 'Nines' outside area was safe for pedalling around and there was easy access for paddle boarding.We will be returning!

We stayed in Dunnock House on the Lower Mill Estate. What a fabulous place. There were 8 adults and 2 babies and everyone had a fabulous time. The house is extremely well equipped and very spacious. The babies loved looking out of the large windows/doors leading to the garden, especially when the ducks walked by! There are lots of activities which we enjoyed, some of us never having paddleboarded or been in kayaks before, it was great fun. The massages at the Spa went down very well too.Would recommend pizzas from the Ballihoo pizza shack, they were delicious.
